Some of the best buys on houses simply show up in the multiple listing service or we hear about them word-of-month because we are in the business. These houses are not advertised in the paper because no one has to pay to advertise an under-priced house.

As realtors, nothing breaks our heart so much as seeing a really great buy, and not have a customer to show it to.
